3 Tips for Successfully Flipping Houses

Finding the hidden potential in something that has been rejected and revealing it to the rest of the world can provide a deeply rewarding experience.  Many popular TV shows reflect this as they fix and flip houses that appear to be on their last legs.  If you’re ready to get into the game of renovating unwanted spaces, here are some tips to help make your venture successful.

1. Do Your Research

Before you begin, make sure you thoroughly study the markets where you’re looking to buy homes to flip.  Even if you have experience in real estate or are hiring a realtor, it’s important to keep tabs on the areas where you’re going to be working.  When purchasing houses in several different neighborhoods, research each of them separately and talk to other professionals who are used to working there to learn specifics.  The housing market can be fickle, so make sure you understand that while flipping houses can be very rewarding, it also can be a dangerous risk if you haven’t prepared well.

2. Assemble a Great Team

In addition to a realtor for each area where you’re looking to fix and flip homes, you need to hire some quality contractors.  Choose more than one so that you can have several projects going at the same time, as well as backups to have in case a team is already booked.  You may also want to hire designers who know how to not only make homes look good, but also add value to them.  Even if you are a designer yourself, hiring a consultant for at least the first few projects may be beneficial.

3. Know Your Financing Options

Now that you’ve put together an all-star team, it’s time to figure out how you’re going to purchases the houses.  Chances are, you’ll have to take out a loan.  You won’t need a regular home loan like you’d get when you’re purchasing your main residence.  Instead, you can get something like a hard money loan or an option specific to flipping and fixing homes.  While the bank can often provide these, it’s also worth researching opportunities with private organizations in order to find the best financing option.
Even though flipping houses isn’t a get-rich-quick scheme, it can be very rewarding in the long run.  With the right research, team and loan, you’ll be well on your way to successfully bringing the beauty out of abandoned homes.
